ERA provided structural and precast specialty engineering services for The Fred, an award-winning 408-unit luxury apartment complex located in the repurposed Pentagon Park, a 1960s-era office park adjacent to the former golf course now known as Fred Richards Park.

This 523,000 sf development, completed in 2023, features 530 underground parking stalls and a unique U-shaped design that maximizes views and privacy for residents while fostering a sense of community. Multiple underground levels and several podium levels were constructed of precast beam and plank, resulting in the largest precast scope Moline has ever built. The project team expertly refined the structure between the water table and height restrictions to maximize the size of the structure that could be built on the site. ERA’s innovative structural design facilitated the creation of dynamic living spaces that combine resort-style amenities with modern “work from home” layouts. The project demonstrates ERA’s expertise in accelerating construction timelines through the concurrent delivery of precast production drawings and Engineer of Record (EOR) services. Recognized with a 2024 NAIOP Award of Excellence, The Fred showcases ERA’s ability to deliver structural solutions that support boutique living environments with superior finishes, green construction practices, and thoughtful amenities while maintaining the project’s architectural vision.
