ERA provided structural engineering services for an award-winning six-story, 145,640 sf apartment building in Minneapolis, MN.

This mixed-use development features 118 residential units and 106 parking stalls distributed across at-grade and above-grade levels. The structure’s design incorporates two levels of precast construction, with a strategic transfer level at the third floor. ERA utilized Delta beam slim floor construction in the retail portion to maximize clear height while reducing overall building height. Above the transfer level, the apartments step back to provide generous walk-out patios for residents. The sixth level features additional setbacks, accommodating a roof deck and common area, along with special bedroom units on the east elevation. Recognized as one of Finance & Commerce’s Top Projects of 2023, this development demonstrates ERA’s expertise in creating efficient, multi-functional urban residential spaces through innovative structural solutions and seamless integration of varied construction techniques.
