ERA is serving as both structural engineer of record and precast specialty engineer for Marina Beach Apartments, an 8-story, 675,000 GSF mixed-use structure in St. Petersburg’s Skyway Marina District.

This total precast concrete development features a 6-story, 400-unit residential building atop a 700-stall parking garage. The project incorporates 87 of ERA’s patented long-span ER-POST trusses to support hollow-core floor elements for the residential units. The staggered truss design creates wide-open, flexible spaces while reducing the number of columns, particularly beneficial in the parking areas where fewer obstacles improve maneuverability. This innovative system provided multiple benefits: reduced total construction costs, shortened construction duration by over a year compared to alternatives, and lowered operating costs through reduced insurance rates in this hurricane-prone region. The all-concrete structure also delivers superior sound isolation between floors, creating a durable, comfortable living environment.
