ERA provided structural engineering services for a dynamic mixed-use development at the intersection of University and Dale in St. Paul, MN.

This five-story, 95,000 sf building combines 40 apartment units with office and retail spaces, supported by 41 basement parking stalls and additional on-grade parking. ERA’s hybrid structural design integrates precast concrete, wood, and steel systems to accommodate diverse occupancy needs throughout the building. The ground floor features retail spaces and a welcoming lobby, while floors 2-4 blend residential units with office spaces. The fifth floor’s distinctive stepped-back design incorporates a community room, a rooftop deck, and a green roof, enhancing sustainability and resident amenities. This project demonstrates ERA’s expertise in creating efficient, multi-functional structures that address the complexities of modern urban development while serving diverse community needs.
